Under the Retail Leases Act the landlord (lessor) is responsible to pay the cost for the preparation of the Lease. If a tenant engages a legal advisor to go over the Lease, then the tenant (lessee) is responsible for his own advisor.

Sometimes an unbiased independent person can see what a prospective owner can’t see. People see what they want to see and not what is starring right at them. How many times do you see a business which is in the wrong location, or the operators are not suited to retailing or the shop looks terrible even though it has just opened its doors?
